The builders have also demanded the Finance Minister to increase the scope of Affordable Housing and reduce the Long Term Capital Gain Tax (LTCG Tax) on real estate.

Changes in the scope of affordable housing

Demanding to increase the scope of Affordable Housing, CREDAI has said that houses worth Rs 75 lakh in non-metro cities and Rs 1.50 crore in metros should be included in the category of affordable housing. Apart from this, the size of affordable houses should be increased to 90 meters in non-metro and 120 meters in non-metro cities. According to CREDAI, considering the increase in the cost of building a house and the current situation, this change is necessary which will benefit the homebuyers.

Piyush Bothra, Co-Founder and CEO of Square Yards, said that the real estate sector plays a major role in promoting the country’s economic development as well as generating employment opportunities. He said that this sector has returned on track after a long period of lethargy. In such a situation, there are many expectations from the upcoming budget of his government. With the rise in interest rates, the tax exemption limit on home loan interest should be increased from Rs 2 lakh to Rs 5 lakh. Affordable housing limit should be increased from Rs 45 lakh to Rs 80 lakh.

Pradeep Aggarwal, Founder and Chairman of Signature Global, said that the residential segment in the real estate sector is playing a major role in boosting the economy. He said that in view of inflation and costlier loans, the scope of tax exemption should be extended to home buyers of affordable and mid-segment housing. He said that the tax exemption limit on home loan interest payment should be increased. Tax exemption should be given on the entire interest in the affordable segment.
